How They Were Caught

Presented like an 80’s game show, How They Got Caught walks participants through real crimes that occurred in communities just like theirs—and the mistakes that ultimately led to the criminal’s capture. Through these stories, Key highlights practical lessons in technology, procedures, and everyday vigilance that community association managers, board members, and property managers can apply immediately to strengthen their community’s security.

Participants become part of the investigation by voting in real time on how they think each criminal was caught, with live results displayed to the room. As each case unfolds, the class works through the evidence step by step before revealing what actually happened and how the suspect was eventually identified.

The result is a fast-paced session that blends storytelling, problem-solving, and practical security insights. Engaging, memorable, and filled with real-world lessons, this class helps attendees see how small oversights can lead to major security gaps—and how they can prevent them in their own communities.

Just Another Reaction Video

Inspired by a controversial story featured on HBO’s Last Week Tonight with John Oliver, this session steps outside the world of locks, gates, and cameras to examine the complicated reality of community association governance. Using the story as a starting point, Key explores conflict resolution, HOA rules and fines, and the difficult decisions that managers and board members often face.

Participants are presented with real scenarios and asked the central question: “What would you do?” As opinions are shared and debated, the room quickly discovers that there are rarely simple answers.

While security technology is not the focus, the lessons apply broadly across property management—highlighting communication, judgment, and the human side of running a community.

Thought-provoking, interactive, and often spirited, this session invites attendees to share their own stories, perspectives, and experiences—proving that even when we disagree, everyone leaves with something valuable to take back to their communities.

Shattering Security

Security failures rarely begin with sophisticated criminals or advanced technology—they usually start with something far simpler. In Shattering Security, Key explores how everyday habits, environmental forces, and aging equipment quietly undermine even the most carefully designed security systems.

Through real stories, videos, and practical examples, this session examines the surprising ways people defeat their own security—from propped-open doors and shared access codes to tailgating vehicles and well-intentioned shortcuts. The class then moves beyond human behavior to explore how hurricanes, fires, flooding, and power failures can instantly disrupt a community’s security infrastructure.

Participants are encouraged to share their own experiences while exploring practical strategies to prevent small issues from becoming major vulnerabilities. The session concludes with a look at aging security systems and emerging technologies that are reshaping how communities protect their properties.

Insightful, interactive, and often humorous, Shattering Security reveals how security systems truly fail—and what community managers and board members can do to prevent it.

I'm Not a Lawyer But...

Community association managers wear many hats—contractor, accountant, mediator, and sometimes even investigator. In this thought-provoking session, Key explores how recent legislation is beginning to reshape security expectations in multifamily housing.

Using the tragic story behind Miya’s Law and the recent passage of Florida House Bill 837, this class examines how employee screening, key control, lighting, cameras, and access systems can impact both resident safety and potential liability for associations. While Key is quick to point out he’s not a lawyer, the discussion highlights practical security measures that align with the intent of these laws.

Participants are encouraged to share their own experiences and challenges while exploring how these legal changes intersect with real-world property management. The result is an engaging conversation about security, responsibility, and the evolving expectations placed on community associations.

Insightful, relevant, and highly interactive, this session helps managers and board members better understand the security responsibilities that come with protecting their communities.

Lock It Up

Community associations are responsible for far more than budgets and board meetings—they are also responsible for protecting the places people live. In Lock-It-Up, Key draws on more than 30 years of security experience to explore the real-world challenges of protecting homes, common areas, and gated communities.

Through stories, live audience polling, and real examples from Southwest Florida, this session examines how burglaries actually happen, how master key systems can become liabilities, and how modern technology—from electronic locks to mobile credentials—can improve both convenience and security. The class also explores common trouble spots such as pools, amenities, vehicle gates, and tailgating vehicles, offering practical strategies that managers and board members can apply immediately.

From simple homeowner recommendations to large-scale community security systems, this session helps attendees better understand the strengths and weaknesses of today’s security tools—and how small decisions can have a big impact on community safety.

Informative, practical, and filled with real-world lessons, Lock-It-Up provides managers and board members with a clearer perspective on protecting the communities they serve.

Case Studies 1 & 2

Every community has its own security challenges—and sometimes the best way to learn is by walking through real situations step by step. In Case Studies I & II, Key presents a series of real incidents drawn from communities across Southwest Florida, with names and identifying details changed.

Each case walks attendees through the situation exactly as the manager experienced it: the problem, the decisions that were made, and the results that followed. Topics range from locksmithing and master key systems to cameras, access control, vehicle gates, pool security, vandalism, and security audits.

With fourteen different case studies available, this class is uniquely flexible. Individual case segments are presented in approximately 15-minute modules, allowing the presentation to be easily customized for programs ranging from a short discussion to a full two-hour session.

Engaging, practical, and often surprising, these case studies give managers and board members a chance to think through real-world security problems—and consider how they might respond when similar situations arise in their own communities.
